Depot Arts District Studio Spaces
The Lakeland Arts Association is happy to announce a joint venture to create a new arts complex in Lakeland. The Depot Arts District will be a dynamic, community-driven arts hub rooted in Lakeland’s historic railroad legacy.
Housed in a revitalized industrial space, The Depot will offer 35 affordable artist studios, two expansive galleries showcasing local talent, and multiple workshop rooms for art classes. Designed to support creative growth and sustainability, the campus will also feature a garden space for outdoor events, a retail area for artist-made goods, a re-use art supply store, and dedicated programs for children’s art education in the future.
In addition, The Depot will provide professional development resources to help artists thrive creatively and financially. By fostering collaboration, education, and opportunity, the Depot Arts District will become a vital cornerstone of Lakeland’s cultural and economic landscape.
Artist studios will be $500 per month, including electric, water and WiFi. Studios will be on a month-to-month lease, so no long term commitment is required. There is also no required security deposit or first/last month's rent. Studio spaces are available on a first come, first serve basis. A deposit equal to the first month's rent is required to hold a studio space. (Deposit will be applied to first month's rent.)
Our projected opening date is October 2025. The space is currently under construction, but we have the ability to take small groups on scheduled tours of the space. Please note: appointments are required to view the space due to the construction schedules.

Complex Info
Project is a part of the Parker/Memorial revitalization project.
Current complex include 30-offices (Lakeland Workspaces).
Twelve restaurants along with 140 vendors (Lakeland Street Market) will open in December 2025.
Over 2000 parking spaces. Parking lot is patrolled nightly.
The Depot Arts District will have open access from 8am to 6pm. Studios will be available 24/7 to tenants through coded entrances.
Each studio will have an electronic door knob with fingerprint and code access to each tenant.
Lakeland Arts Association collaboration:
LAA has partnered with the building owner to market the studios, education opportunities and gallery opportunities. In exchange, LAA will move their operations to the Depot Arts District. LAA has no financial stake in the Depot.
LAA will not be involved in rent collection, late fees, evictions, property upkeep or renovation. The owner maintains all financial and property management aspects of the complex.
LAA will be coordinating complex-wide events including artist walks, open studios, etc. Participation is encouraged but not required. LAA membership is not required for any complex benefits.
LAA will provide no direct marketing for individual artists. Marketing will be provided for LAA events at the complex and may include names of artists participating, but no individual marketing will be coordinated.
LAA has identified a 3-phase plan to create the Depot Arts District:
Phase 1 includes: studio rentals, establishing one classroom area and preparing one gallery for grand opening. (October 2025)
Phase 2 includes: Preparation of Gallery 2, studio rentals in building 2 and establishing a children’s classroom. (date: TBD)
Phase 3 currently includes: establishing a retail space for tenants, allowing rental of classrooms, offering creative professional training and expanding the offerings to tenants and members. This phase will continue to expand as we learn what is most needed by the tenants and members. (date: TBD)
Studio Info
$500 rent, including electric, water and WiFi
No lease agreement, month-to-month rental

Rent includes cleaning of common spaces (hallways, restrooms, entrance). Tenant will be responsible for cleaning their studio space.
Studio Guidelines
Tenants shall not cause or allow unreasonably loud noise or activity. All tenants are entitled to quiet enjoyment of the complex.
Tenants are permitted to utilize common areas, such as kitchen and restrooms.
Tenant will ensure their cleanliness after use.
Any visitors after 6pm will need access granted by the Tenant A front desk attendant is not provided.
Tenant will not make any modifications to their studio without written approval of owner.
No smoking or vaping is permitted in the building or near entrances.
All trash shall be bagged and disposed of in provided dumpster.
Studio spaces may not be used for residential purposes.
Tenant may not assign or sublease studio space. All tenants must be listed with building management.
No pets allowed in complex.
No kilns, hazardous materials, noxious materials (including spray paint) shall beused in the studio spaces.

Yes, you are required to carry business liability insurance.
This should cover liability for your artist studio only.
In most cases, you will need a business policy with a professional liability policy.
This liability policy should have coverage of $1,00,000 per occurrence.
This policy must have the option of adding the landlord (Lakeland Town Center, LLC) as an additional insured.
Tenants are also responsible for any insurance needed for their equipment and supplies.
Prior to occupying your artist studio, a copy of the additional insured certificate is required. (Search for artist business insurance to find a list of options)

Yes, tenants are responsible for providing any necessary furniture or equipment for their space.
This includes, but is not limited to:
desks
chairs
shelving
specialized equipment (such as air purification systems)

Yes, you can hang things on the walls.
You will be required to return your space to its original condition before vacating.
You may not make any structural changes, included but not limited to:
removal of drywall
doors or ceiling
construction of permanent walls.

No, participation in Depot activities such as artist walks, open studios, gallery shows and markets is optional.

Common areas, such as hallways, bathrooms, kitchens, will be cleaned by a landlord provided cleaner.
